March numbers are in, and the detached segment is waking up. The Greater Vancouver Realtors reported 2,032 sales in March 2026, down about 3% from last year. But detached home sales jumped 8.3% year-over-year while new listings dropped. After a record-low 2025, spring demand is building.
Inventory sits at a 13-year high, giving buyers more time and choice than they have had in years. For sellers, the right price still gets results. The market is stabilizing, and spring is the time to make informed moves.

- Sales: 2,032 (down 2.8% from March 2025, 31.8% below 10-year average).
- Active Inventory: 14,774 (up 1.6% vs last year, 38% above 10-year average). This is the highest inventory level in 13 years.

- Detached: $1.85M (-8.2% YoY, +1% vs February).
- Townhomes: $1.05M (-5.7% YoY, +0.1% vs February).
- Condos: $707K (-7.8% YoY, -0.2% vs February).
