September Market Update: More Homes, Better Deals for Vancouver Buyers


August brought the market back to more familiar seasonal patterns after July's unusual surge. Sales declined 17%, almost double the typical summer drop, marking the fewest August sales since 2012. This represents the market's natural adjustment after reaching 2025's peak in July.

August 2025 Market Snapshot:

  • Sales: 2,829 (17% decline from July's peak, returning to seasonal norms).
  • New Listings: 6,724 (24% decline, but still 4% above 10-year average).
  • Active Inventory: 24,512 (second consecutive monthly decline, but 48% above average).
  • Months of Inventory: 8.7 (up from 7.6 in July, nearly double the 10-year average).

Market Rebalancing: What It Means for You

The data tells a story of normalization rather than decline. After July's historic activity, August sales patterns returned to more predictable seasonal behavior, while inventory continues its gradual decline from earlier peaks.
