October was a quieter month for Metro Vancouver real estate. A surprise Bank of Canada rate hike and a snap provincial election dominated the headlines, and many buyers and sellers stepped back. There were 2,024 home sales, down 10.2% from last October and 22.5% below the 10-year seasonal average. New listings fell 11.6% year-over-year to 4,805. Total inventory sits at 15,688 homes. That’s 4.3% fewer than a year ago, but still 24% above the 10-year average. Rennie's latest report says the broader region has moved back into balanced territory, while detached homes are still in buyers’ territory.Prices eased again. The benchmark price for all residential properties in Metro Vancouver is now $1,068,600, down 5.2% from a year ago and 0.7% from September. Detached homes are down 7% year-over-year, townhomes are down 5.5%, and condos are down 5.9%.Here’s what that means. Buyers still have choice and room to negotiate, and prices are lower than they were a year ago. The catch is that higher borrowing costs have eaten into some of those savings, so it pays to get your financing lined up early. For sellers, the homes that sell are the ones priced for today’s market. If you’re thinking about a move this winter, let’s talk it through.
