October Market Update: Buyers Gain More Ground

Home sales across the Vancouver region slowed again in September. There were 2,574 sales, 7% fewer than last September and 28% below the 10-year average for the month. 2026 has now logged the fewest sales through September in data going back to 2005. Sellers came back after summer, with 8,313 new listings, 3% above the 10-year average but still 17% below last year. There are 23,607 homes for sale, which works out to 9.2 months of inventory. That means it would take just over nine months to sell everything on the market at the current pace. Condos have now joined detached homes in buyers' territory, while townhomes remain balanced.

Prices kept easing. The benchmark price (the price of a typical home) for all residential properties in Metro Vancouver is now $1,075,900, down 5.5% from a year ago. Detached homes are down 7.3% year-over-year, condos are down 6.2% and townhomes 4.7%.

Here's what that means. Not every part of the market is moving the same way. Detached homes were the only type to sell more than last year (up 2%), while condo sales fell 18%. Buyers have more choice and more time to make careful decisions. For sellers, the homes that are selling are the ones priced for today's market. If you're weighing a move this fall, let's talk it through.

On Sunday, October 4, we spent the morning on the Seawall at Millennium Park in Ambleside for Step Up for LGH, a 5 km walk in support of the Lions Gate Hospital Foundation. You'd have found us behind the grill serving $5 hot dogs, with every dollar going to the LGH Foundation!

The walk supports the Re-Imagine Rehab Campaign, which is improving high-intensity physical rehabilitation at Lions Gate Hospital so more patients can get specialized care close to home on the North Shore. Thank you to everyone who walked, donated or stopped by for a hot dog. Missed it? You can still give. Donations of $20 or more are eligible for a tax receipt.
