July sales across the Vancouver Region fell to their second-lowest total for the month in over two decades. Through the first 7 months of 2026, fewer homes have sold than any year on record going back to 2005. Prices are down across nearly every segment.
What separates the sellers who are closing from the ones who are waiting is one thing: pricing for today, not for 2023. The buyers who are active right now have options and they know it. The homes moving are the ones meeting them where they are.
