More Sales. Less Inventory. Prices Still Adjusting.


June was the strongest month of 2026 in Greater Vancouver. Sales rose 9% from May and 5% from last June, reaching 3,484.

Detached led the way, up 7% year over year, and new listings fell for the sixth month in a row. This made active inventory dropped to 24,849, down 7% from a year ago and the fourth straight month of year-over-year declines.

Condos and townhomes are now in balanced market territory, and detached remains in buyers' market conditions.

Median prices in Greater Vancouver for June:

  • Detached at $1.75M (down 5% year over year).
  • Townhomes at $990K (down 7%),
  • Condos at $663K (down 5%).

Prices Are Still Adjusting.

If you are buying, the window of time and choice is getting narrower. You still have room to negotiate, but conditions are shifting.

If you are selling, pricing for today's market is what gets results. Fewer competing listings means less noise, but buyers are still selective.
