North Vancouver detached prices rose 1.7% year over year in April, one of very few sub-markets in the region to post actual gains.
The counterweight is the economy. BC lost over 40,000 jobs in the first 4 months of 2026, and the provincial unemployment rate sits at 6.8%. Job confidence still shapes buyer decisions.
The North Shore is showing real strength. How long it holds depends partly on forces outside the real estate market.
Your July 2 Property Tax Deadline
Property tax payments are due by July 2 across Metro Vancouver municipalities. Pay online, by mail, or in person. Your tax bill has the full payment instructions.
If this is your primary residence, claim the Homeowner Grant. It reduces your bill by at least $570. Seniors may qualify for the Senior Grant. Both must be claimed each year.
Buying or selling before July 2? Talk to your lawyer or conveyancer early to confirm who pays the tax and who claims the grant. It is straightforward to sort out in advance and far harder to untangle after completion.
