With 9,731 new properties hitting the market (the highest September on record) buyers are enjoying more selection than ever. At the same time, sales held steady at 2,775 (just 1.8% lower than August, and slightly higher than a year ago).
While activity remains 26% below the 10-year average, the overall effect is clear: more inventory, slower absorption, and a market leaning further toward buyers.
September 2025 Market Snapshot:
- Sales: 2,775 (-1.8% MoM, +0.5% YoY, 26% below 10-yr avg).
- New Listings: 9,731 (+44% MoM, most on record for September).
- Active Inventory: 25,450 (+4% MoM, +14% YoY, 49% above 10-yr avg).
- Months of Inventory: 9.2 (up from 8.7 in August, nearly double 10-yr avg).
- Prices (Greater Vancouver): Detached: $1.80M (-2% YoY, +5% MoM). | Townhome: $1.00M (-0.5% YoY, flat MoM). | Condo: $678K (-1.7% YoY, -1.3% MoM).
