
September brought an unprecedented surge of listings across the Vancouver Region. With 9,731 new properties hitting the market (the highest September on record) buyers are enjoying more selection than ever. At the same time, sales held steady at 2,775 (just 1.8% lower than August, and slightly higher than a year ago).
While activity remains 26% below the 10-year average, the overall effect is clear: more inventory, slower absorption, and a market leaning further toward buyers.
September 2025 Market Snapshot:
- Sales: 2,775 (-1.8% MoM, +0.5% YoY, 26% below 10-yr avg).
- New Listings: 9,731 (+44% MoM, most on record for September).
- Active Inventory: 25,450 (+4% MoM, +14% YoY, 49% above 10-yr avg).
- Months of Inventory: 9.2 (up from 8.7 in August, nearly double 10-yr avg).
- Prices (Greater Vancouver): Detached: $1.80M (-2% YoY, +5% MoM). | Townhome: $1.00M (-0.5% YoY, flat MoM). | Condo: $678K (-1.7% YoY, -1.3% MoM).
